This was a very tight lot to say the least! 5,000 sqft lot, 50’ x 100’ but we made it work! Before purchasing this lot we had to engage the city’s Planning Department and meet their facade requirements. This project taught us that you can have certain deed restrictions such as “owner-occupancy for a minimum of 3 years” to improve and better the community by staving off negligent and irresponsible landlords. We had great relationships with all of the neighbors were able to repair shared fences, remove fallen trees/branches, and of course, turn a blight parcel into a beautiful investment property that appraised for $50,000 more within a year.
